The Realtor in me notices that the house has some peculiar structural and style allowances. Why make the kids' room on the first floor and the guest room on the second floor? I would think that as a parent, you'd want your kids on the closest floor to yours. Let the guests be farther away from you. Moreover, if there's ever a flood in the middle of the night, your kids would get it first. It seems to me that since the guest room is most likely to be empty most nights, you wouldn't mind it getting flooded. Assuming you love your children, a parent would worry about these things.
They did make some smart decisions in the framing and walls. However, the flood insurance is going to be extremely high.

You are right, Telly, the layout is odd.
There are 3 floors to this house. Master suite is the entire 3rd floor, and then to put the kids an entire 2 floors down!? What the heck were these people thinking?
Not to mention I don't think most parents want an outside door on their kids rooms, located on the ground floor. :confused:
